Main Residence and Adjacent Outbuilding Roof Renovation

Maison Bretagne was appointed to carry out essential roof replacement and roof repair works to a main residence and smaller adjacent outbuilding in northern Brittany.

The roof of the main property was in significant disrepair and had begun allowing water ingress into the interior of the house, causing damage and putting the fabric of the building at risk. The adjoining outbuilding also required attention, with roof carpentry issues and water ingress affecting a neighbouring property where the buildings connected.

The objective was to make both roofs safe, watertight and structurally sound, while restoring the properties to a secure and reliable condition.

The Brief

The clients required urgent and professional roof renovation works to protect the main house and outbuilding from further damage.

The scope included:

• full roof replacement to the main residence;
• repair and treatment of existing roof timbers;
• roof carpentry repairs to the adjacent outbuilding;
• works to address water ingress affecting the neighbouring property;

The Works

The project began with a detailed assessment of the existing roof structure and the areas where water was entering the properties.

On the main residence, the roof covering had deteriorated to the point where it was no longer providing adequate protection. This had allowed moisture into the interior, creating a risk of further damage if not addressed quickly and properly.

The existing roof timbers were repaired where required and treated to help preserve and protect the structure. New battens and lattes were then installed across the roof before the property was re-covered using high-grade Spanish slate.

The adjacent outbuilding also required careful attention. Some roof carpentry elements needed repair, and the junction between the outbuilding and neighbouring property was contributing to water ingress. These details were addressed as part of the works to help prevent ongoing moisture problems and protect both properties.

Materials & Finish

A new roof covering of high-grade Spanish slate was selected to provide a durable, attractive and long-lasting finish suitable for the property and its setting in northern Brittany.

The new slate roof improved both the performance and appearance of the buildings, while the underlying timber repairs, treatment and new roof battens ensured that the works were not simply cosmetic, but addressed the structure and longevity of the roof system.

The Result

The completed works restored the main residence and adjacent outbuilding to a safe, secure and watertight condition.
